Alden Park

The Alden Park development is located in the Germantown district of Philadelphia.   Designed by Edwyn Rorke in 1907, this 22 acre campus is a historic landmark and was originally built between 1908-1912.

Having evolved from luxury housing into apartments, these buildings had been neglected to the point that large portions of the exterior brick cladding was falling from the structures.  While working with LAA in NYC, I developed a regiment of repairs that included a graduated ‘buy back’ plan to provide savings to the owner.   The Alden Park Apartments are now rentals and the project was constructed by Masonry Preservation Group.   At the beginning, this was the largest masonry restoration project in the United States.

Unique to this project was the level of deterioration which required not only substantial repairs but also extensive stabilization in order to begin the work.   The project was complicated further by the presence of the tenants in these fully operational residential buildings.    This required intricate coordination between the construction and management team.
